We look after villas, holiday homes and apartments across Zadar County. Our base is in Biograd na Moru — we set out from there and arrive at your property in person.
A house by the sea does not pause when you leave. Doors, water, electricity, the garden and the pool keep their own rhythm. You need someone close enough to go to the property when it matters — not someone sending instructions from another city.
That is why Fidelis is not a distant agency with a list of contractors. Ana and Marin work from the ground. When you write to us, you hear from someone who can take the key and actually walk into the house.

What care looks like on the ground
A visit is not a formality. We walk through the rooms, air them, and check that the installations and the outside are in order. If agreed, we water the plants, look at the pool and send a short report — sometimes with photographs, so you see what we see.
A villa with a pool asks for a different rhythm than an apartment let in summer. A house shut for months is not the same as one you use every other weekend. So we set visits and tasks around the house, not around a spreadsheet.
If something is wrong, we do not wait for your next arrival. We tell you at once and, if needed, arrange a tradesperson. You stay the owner of the decision. We make sure the problem is not left unnoticed.

For owners who live elsewhere
Most of the people we help are not by the sea all year. Part of the year they are in Zagreb, Split, Germany, Austria or Italy. The house is still theirs — they need someone on the ground they trust with the key and with the facts, without noise and without unnecessary messages.
If you let the property, care can also cover guests: preparation before arrival, check-in and a local contact during the stay. If you use it only yourselves, we stay with supervision and upkeep. You decide how involved you want to be.
